India realty sales hit Rs 1.33 lakh crores

India’s 28 major listed real estate companies sold properties worth nearly Rs 1.33 lakh crore during April-December 2025-26, with Godrej Properties leading the pack.

Data from regulatory filings shows total pre-sales of Rs 1,32,569 crore in the first nine months of FY26, driven by strong demand for premium and luxury homes. Godrej Properties recorded the highest bookings at Rs 24,008 crore, followed by Bengaluru-based Prestige Estates Projects at Rs 22,327 crore. DLF Ltd, India’s largest realty firm by market capitalisation, stood third with Rs 16,176 crore in pre-sales, while Lodha Developers and Signature Global booked Rs 14,640 crore and Rs 6,680 crore, respectively.

The top five developers together accounted for nearly Rs 84,000 crore, about 63% of total sales of the 28 listed players. Post-pandemic, branded developers have gained market share as buyers prefer financially strong companies for timely project delivery.

Other notable performers include Sobha Ltd (Rs 6,097 crore), Brigade Enterprises (Rs 4,903 crore), Puravankara Ltd (Rs 3,859 crore), Oberoi Realty (Rs 3,774 crore), and Kalpataru Ltd (Rs 3,447 crore). Smaller developers like Arihant Superstructures, Suraj Estate, and Eldeco Housing booked between Rs 234 crore and Rs 664 crore.

Revenue from these sales is recognised upon project completion, and unlisted developers generally do not disclose bookings. Last fiscal, 26 major listed firms sold properties worth Rs 1.62 lakh crore, with Godrej Properties topping the chart at nearly Rs 30,000 crore.
