Hyderabad Housing Sales Rise 2% to 29 Since 2018: Knight Frank India

Hyderabad, October 2026: Knight Frank India, the leading international property consultancy, in its latest assessment of the Indian residential market, reported that Hyderabad's residential market recorded 29,125 housing sales during January to September 2026 (9M CY2026[2]), a 2% year-on-year (YoY) increase over 28,649 units in 9M CY2025 and the highest for the first nine months of any year since 2018. Developers launched 32,577 units, 6% more than a year earlier. The city recorded sales of 21,474 units, constituting a market share of 15% of the overall 1,41,198 homes across eight cities, in the price category of INR 1 crore and above.

Residential sales across the eight key markets[3] held steady at 258,238 units in 9M CY2026, broadly in line with the same period last year, underscoring the sustained appetite for homeownership despite evolving market dynamics. A total of 279,899 units were launched during 9M CY2026 registering a growth of 4%. In Q3 2026, launches stood at 92,549 units, representing 4% higher YoY. This suggests that developers are increasingly aligning supply with sales, even as inventory continues to build gradually. The volume of units launched continued to exceed sales in Q3 2026, marking the 16th consecutive quarter of this trend. Hyderabad's residential market has moved decisively towards premium housing. Homes priced above INR 1 crore accounted for 74% of sales in 9M CY2026, up from 68% a year earlier, with sales in this category rising 10% YoY to 21,474 units.

The city's fast-growing office economy, led by global capability centres, is translating into steady demand for quality homes, with close to three in four homes sold priced above INR 1 crore. Price growth has remained moderate at around 3%, below inflation, while the rise in launches through the year reflects developers' confidence in the market.”
