Town Planning Wing of GHMC deals with the development planning and development regulatory related works. As part of development planning; building / layout permissions and occupancy certificates are issued for construction of various types of buildings and development of layouts.

The process of issue of building/layout permissions and occupancy certificates is completely through online based application under which for individual residential buildings with height up to 10mts in plot area up to 500 sq.yds, there is self-certificate system viz., Instant Registration and Instant Approval. The Citizen himself can generate the building permission order instantly online through self certification system and post verification is carried thereafter for issue of work commencement letter.

Recently, the Government, with a view to improve further more efficiency and transparency in delivery of services to the citizens and in order to have citizen centric approach has launched BuildNow application powered with AI based technology enabling quick and hassle-free issue of building / layout permissions.

In the financial year 2024-2025; 13,421 building / layout permissions and occupancy certificates were issued by GHMC. The category-wise issue of permissions and occupancy certificates are as below: Instant Registration – 523;  Instant Approval-  8377 ; Single Window- 2422 ; Layout with Housing Under Gated Community -6 ; Layout with Open Plot-  5 ; Occupancy Certificate – 2088. GHMC has received revenue of Rs 1138.44 crore as revenue during the financial year 2024-2025 towards issue of building/layout permissions and occupancy certificates.

The maximum height of residential building permitted this year was at Kondapur (V), Serilingampally (M) consisting of 4-Cellar, Ground+49 upper floors (Tower 1 to 8) with height of 165.95 m.
