Transaction volumes in Hyderabad’s expands by 63% : Knight Frank India

Hyderabad, July 25, 2026: According to Knight Frank India, Hyderabad witnessed 4.9 million square feet (mn sq ft) of leasing in large office spaces, above 100,000 sq ft, in H1 2026. The city witnessed a significant increase of 63% in large office transactions from 3.0 mn sq ft in H1 2025. Large office space leasing contributed 65% of the overall office space transactions in Hyderabad. The average office deal size in Hyderabad has increased from 70,537 sq ft in H1 2025 to 93,516 sq ft in H1 2026.

Joseph Thilak, Executive Director - Occupier Strategy & Solutions, Head of Data Center Business (India), Knight Frank India, said, “The large office space deals have significantly contributed to the expansion of the overall leasing volumes in Hyderabad. Tightening vacancies and steady rental appreciation reflect the market’s robust fundamentals, even as supply additions accelerate. Looking ahead, sustained occupier interest, expanding infrastructure, and Hyderabad’s ability to offer scale, talent, and cost competitiveness are expected to support continued growth.” Mid-size office spaces, 50,000 sq ft - 100,000 sq ft, contributed 19% of the overall transactions in the city, recording leasing volumes of 1.4 mn sq ft in H1 2026. The remainder 16% of the transactions were witnessed in small office spaces (below 50,000 sq ft), recording leasing volumes of 1.2 mn sq ft in H1 2026.
