Mamidipalli emerges as a viable alternative as Telangana’s Kancha Gachibowli plans face Legal hurdles

With the 400-acre Kancha Gachibowli land parcel embroiled in legal tangles and environmental controversy, the Telangana government is reportedly scouting for alternative locations, and the TGIIC Hardware Cluster in Mamidipalli emerges as an alternative.
Located near Shamshabad Airport, the Mamidipalli cluster offers modern infrastructure and strategic advantages. Unlike Kancha Gachibowli, this land parcel is already developed with well-maintained roads, reliable power and water supply, and effective waste management systems. Its proximity to the airport and seamless connectivity to major highways and transport hubs in Ranga Reddy district further enhance its appeal.
A former consultant with Telangana State Industrial Infrastructure Corporation (TGIIC), who has in-depth knowledge of the area, said, “TGIIC has a considerable land bank in Mamidipalli, which was handed over by the revenue department post the formation of Telangana state. This can be a viable alternative in case the Kancha Gachibowli plans fail.”
The move comes as the Kancha Gachibowli land auction faces backlash from students, academicians, green activists, and environmentalists who have taken the matter to the Supreme Court, arguing that the land must be preserved for ecological balance and biodiversity. The government, however, maintains that the land is not classified as forest land as per revenue records dating back to 1954. The controversy escalated further when the government began clearing nearly 100 acres of the disputed site using dozens of JCBs, prompting nationwide criticism and drawing the attention of the apex court.
Highly placed sources within TGIIC revealed that existing terms and conditions allow for finalizing an alternative land parcel in case of legal setbacks involving the Kancha Gachibowli site. “An alternative land parcel can be shown to investors and financial institutions who sanctioned a ₹10,000 crore loan to the government via bonds, using the Kancha Gachibowli land as collateral,” a source said. While Mamidipalli may not command the same land value as Gachibowli—situated in the heart of Hyderabad’s IT corridor—it is seen as a practical substitute due to its readiness and strategic location.
When contacted, TGIIC Chairperson Nirmala Jagga Reddy stated, “We have not finalized any alternative location as yet.” When probed about the Mamidipalli cluster being on TGIIC’s radar, she acknowledged, “It has come to our notice of the availability of a considerable land parcel in this location. However, no fresh work to survey and earmark has begun yet.”
As the Supreme Court prepares to hear arguments from both sides, the Mamidipalli cluster stands as a potential fallback that could keep Telangana’s land development and auction plans on track, should the Kancha Gachibowli project fail to take off.
