GHMC generates Rs 1,138.44 crores from building approvals in 2024-25

The Greater Hyderabad Municipal Corporation (GHMC) has issued a total of 13,421 building and layout permissions, along with occupancy certificates, during the financial year 2024-25. These approvals, processed by the Town Planning Wing, played a crucial role in urban development and generated a record revenue of Rs 1,138.44 crores through approval fees. The increase in revenue reflects the rapid expansion of Hyderabad’s real estate sector and the growing demand for new constructions.

Among the 13,421 approvals, 8,377 were granted under the Instant Approval system, while 2,422 permissions were processed through the Single Window clearance mechanism. Additionally, 2,088 occupancy certificates were issued. The approvals also included six gated community layouts and five open-plot layouts.

A notable approval this year was for a 165.95-meter-tall residential project in Kondapur (V), Serilingampally (M). The high-rise consists of four cellar floors, a ground floor, and 49 upper floors (Towers 1-8), making it one of the tallest residential structures sanctioned in the city.

To enhance efficiency and transparency, GHMC has fully transitioned to an online-based application system. Individual residential buildings up to 10 meters in height on plots of up to 500 square yards now benefit from an Instant Registration and Approval System. This allows applicants to receive permissions instantly through self-certification, with post-verification conducted before granting work commencement approval.

Additionally, high-rise buildings, which require more detailed scrutiny, continue to be processed under the Single Window clearance mechanism, ensuring a balance between speed and regulatory oversight. In a move towards further streamlining services, the government has introduced the BuildNow application, an AI-powered platform designed to speed up the approval process and minimize bureaucratic delays.

This initiative reflects GHMC’s commitment to improving service delivery and making urban planning more accessible to citizens. Breaking down the 2,422 high-rise and non-high-rise approvals by category, commercial buildings accounted for 140 approvals, while institutional and hospital buildings received 46 approvals. The majority of permissions were for residential buildings, with 2,236 issued.
